Two Sides of the Same Great Neighborhood
When people talk about Mililani, they usually mean one of two areas. Mililani Town is the original development from the 1960s and 70s. Mililani Mauka is the newer extension up the hill that started in the 1990s. We sell homes in both and they each have their own personality.
Mililani Town Has the Established Feel
Mililani Town is where most of the commercial activity is. The Town Center, Zippy's, Foodland, the rec centers, and most restaurants are here. Homes are older, built between the 1970s and 1990s, with mature landscaping and larger lots. Prices tend to be slightly lower than Mauka but many have been beautifully renovated.
Mililani Mauka Has Newer Construction
Mauka means upland in Hawaiian, and that is exactly where it sits. Higher elevation, newer homes, and cooler temperatures. Homes here were built from the mid 1990s through the 2000s with more modern floor plans. The trade-off is fewer commercial options and you need to drive down to Town for most errands.
Price Comparison
Single family homes in Mililani Town typically range from the low 800s to about 950K. Mauka starts around 900K and can exceed 1.1 million. Townhomes in both areas run from the 500s to 700s. We help buyers weigh age versus price and find the right balance.
Our Personal Take
We like both areas. If you want walkability and established charm, we steer you toward Town. If you want newer construction and more space, Mauka is the call. Either way you get Mililani schools, community, and quality of life.
